Stable operation without a re-exclusion period
There are 2 types of exclusion period. 1st is the exclusion of rents from all rooms when the building is built (usually set around 2 months or more), and the 2nd is the re-exclusion period which is applied to rooms after the tenant leaves (usually set around 1 month or more). Most management companies use these 2 exclusion periods. As you can see from the graph below, re-exclusion period can be troublesome if you want a stable operation. However, we do not set a re-exclusion period, so you do not need to worry about that.
(ex) Let’s assume you have an apartment with 10 rooms, and the rent for each room is \100,000, the total being \1,000,000.
Tenants start living there on 2/1. Our guarantee begins at 4/1.
